Introducing Mantis PM: The Property Management App That Works Where You Do
Property management is a job done on site. Routine inspections, entry and exit condition reports, maintenance checks, open homes for vacant rentals - the work happens in the property, not at the desk. But too often the paperwork follows you back to the office. Notes to decipher, photos to match up with rooms, signatures to chase, reports to type up at the end of an already long day.
Mantis PM is our answer to that. It's a brand new app for iPhone and Android, built specifically for property managers and connected live to your MantisProperty CRM. Do the inspection, capture the evidence and get the signature while you're standing in the property. When you get back to your desk, it's already done.
Mantis PM launches alongside Mantis Sales, a separate app for sales agents and business brokers. Together they replace the original MantisProperty app, which has now been retired.
Why a dedicated app for property managers?
A property manager's day looks nothing like a sales agent's. You don't need appraisal pipelines or counter offer alerts - you need condition reports, tenancy details and maintenance requests, and you need them to work in a basement car park or on a rural block with one bar of signal.
Mantis PM puts the tools you use every day one tap away and leaves out the rest. If your agency runs sales and rentals, your team simply uses both apps. One MantisProperty login works in each, and your CRM permissions decide what each person can see.
A day with Mantis PM
Picture a busy Tuesday.
Your first job is an entry condition report at a unit whose storage cage and car space are in a basement with no signal. You open the report in Mantis PM, work room by room, rate every item, take photos and dictate comments as you go. The report saves to your phone, so the missing signal makes no difference at all.
The new tenant arrives at the end of the inspection. You capture their signature on screen, and the report is ready to go to them for review once you're back in range. There's no typing up later and no chasing a signature by email.
Between jobs, a push notification tells you a tenant has lodged a maintenance request - flagged as urgent. You open it, update the status, add a note, and call the tenant with a single tap from their tenancy record.
After lunch you have a routine inspection. While you're there, you notice a cracked tile the tenant hasn't mentioned, so you log a new maintenance request on the spot with a photo attached.
At four o'clock you run an open home for a vacant rental. Prospective tenants check in straight into your contacts. You get a reminder that a smoke alarm check is due on another property next week, and you add a task before you leave.
That evening, you don't open your laptop. Everything is already in MantisProperty.
Condition reports, completed on site
Condition reports are the heart of Mantis PM. You can complete entry, routine and exit reports room by room, rating every item as you go. Add photos against each item and dictate comments instead of typing them - tap the microphone and speak, which is far quicker than typing on a phone while you're holding a torch.
Reports include compliance fields for every Australian state and territory, so the fields you need for the property's location are built in.
Sign and send without going back to the office
Once the report is complete, capture signatures directly on screen. You can then send the report to the tenant for review and produce the finished PDF, all from the app.
That removes one of the slowest steps in the whole process. Instead of the report sitting in a to-do pile until you find time at your desk, it's out the door while the inspection is still fresh in everyone's mind. For more on how condition reports work across the full CRM, see our digital condition reports page.
Keeps working with no signal
Basements, rural properties, new estates where the towers haven't caught up yet - every property manager knows the places where their phone goes quiet. Mantis PM is built for them.
You can start and fill in condition reports, take photos, raise maintenance requests and check in open home visitors with no signal. Everything saves to the phone and uploads by itself once you're back in range. You don't need to remember to sync, and you don't need to redo anything.
Current tenancies, all in one place
Each tenancy brings together the landlord and tenant details with tap-to-call and SMS, upcoming inspections and the property's areas. When a tenant calls with a question or you need to reach a landlord about an approval, everything you need is on one screen.
Maintenance, tracked from new to completed
Maintenance requests are sorted from new through to completed, with urgent jobs clearly flagged so they don't get lost in the queue. You can update the status of a job, add notes and photos, and log a new request on the spot when you see something during an inspection.
When a tenant lodges a request, you'll get a push notification straight away, with urgent jobs flagged. For more on how maintenance works in the CRM, see our maintenance request management page.
Open homes and private inspections
Schedule open homes and private inspections from the app, then check in attendees straight into your contacts. Check-ins work even with no signal, so the prospective tenants who came through a property with poor coverage aren't lost.
Listings, contacts and properties wherever you are
Mantis PM includes your rental and commercial listings, your contacts and your landlords' properties, plus your task list. Whether you're answering a landlord's question at a routine inspection or checking a listing's details before a showing, it's all in your pocket.
Notifications built for property managers
Mantis PM sends only the alerts that matter to a property manager:
-
New maintenance request - a tenant has lodged a request, with urgent jobs flagged
- Routine inspection due - an inspection is coming up or overdue
- Smoke alarm check due - stay on top of compliance dates
-
Open home starting - a reminder before an open home begins
- Tasks due - never miss a follow-up
You'll never be pinged about a counter offer on a sales listing. Those alerts live in Mantis Sales.
Built for life out of the office
Mantis PM also includes a set of features designed for working on the road:
- Caller ID from your CRM. Know which tenant, landlord or tradesperson is calling before you answer, as long as they're a contact in your CRM - even if their number isn't saved in your phone. You switch it on once in your phone's settings, and the app shows you where.
-
Dictate instead of typing. Speak your inspection comments, notes and searches.
- Face ID and fingerprint unlock. Open the app in a glance, with your account kept locked away if your phone is ever left on a kitchen bench at an inspection.
-
Call, text or email in a tap. Ring a tenant, text a tenant or email a landlord straight from their record.
- Secure, and ready in minutes
Mantis PM uses your usual MantisProperty login and the same permissions as the CRM, so each person sees only what their CRM user settings allow. All traffic is encrypted, and there are no separate accounts to create or manage.
There's nothing to set up. Download the app, sign in, and your tenancies, contacts and listings are already there.
What does it cost?
Mantis PM is free to download and included with the MantisProperty Elite plan for users with CRM access. There are no in-app purchases and no per-user app fees.
Using the old MantisProperty app?
The original MantisProperty app has been retired. If you manage rentals, delete the old app, download Mantis PM and sign in with your existing login. All of your data already lives in your CRM, so there's nothing to move or migrate. If you also work in sales, download Mantis Sales as well.
